Here are some examples of what integrated FM with a purpose really looks like: Example: Innovation in sustainability at Cadent headquarters in Coventry Our client partner Cadent’s headquarters in Coventry is accredited by BREEAM (Building Research Establishment Environmental Assessment Method) which sets the standard for best practice in sustainable building design, construction and operation. This recognition underscores our efforts in sustainable building design, construction, and operation. 14forty is responsible for the day-to-day maintenance and operation of the site as part of our ongoing Total Facilities Management contract. This includes soft facilities management services such as cleaning, catering and security plus hard facilities services including HVAC/electrical, reactive repairs, helpdesk, projects and servicing. There’s also a 24/7 engineering support team in place. In our quest to minimise environmental impact, our Account Director Janet Gibbs has led cutting-edge solutions including the installation of solar panels and the adoption of greywater harvesting systems. These systems convert on-site wastewater into a safe, reusable resource for toilet flushing and grounds irrigation, demonstrating our proactive stance in integrating green practices into our operations Example: Technology that drives cleaning excellence for Capita 14forty has leveraged sensor and data-led technology specialists, Optiqo to revolutionise the way it carries out cleaning services – delivering benefits for productivity and sustainability. Optiqo combines IoT (Internet of Things) hardware and NFC (Near Field Communication) software to measure client needs and adapt responses. • A QlvrBox hygiene monitor tallies visitor traffic and identifies when services have been performed. Visitors can provide immediate feedback via a QR code. • Foot-flow activity sensors digitally capture and transmit visitor traffic. • Dashboard displays provide real-time data • The Optiqo AI System is where algorithms are managed and adjusted. It automatically directs cleaning teams based on data. • Insta App confirms attendance and completion of tasks at any location and notifies facilities staff when needed. Results • Initial savings indicate an annual reduction of 33.8%. • Improved sustainability through reduced use of cleaning materials. Example: Reformulating our top 12 recipes to nudge healthier and more sustainable diets Inspiring and nudging those who eat and drink in our workplace restaurants to choose healthy options which are also good for the planet is a key objective. It’s positive news for our clients, too. After all, healthy people are more productive, have more energy, and take less time off work. A major part of the strategy to achieve these goals has been to increase plant-based content in our menus. Big progress has been made: • 47% of our menu is now plant-based. • Ambition to raise that to 50% by 2025. But pushing towards that final target can be tougher in industrial sites such as factories and warehouses, where customers are on their feet all day and seek hearty food that provides an energy boost. Traditionally, these sites are more likely to choose a meat-based option at breakfast and lunchtime and have different nutritional needs to those in an office. Our reformulation strategy has been key to solving the issue. We looked at sales data and selected our top 12 bestselling meatbased meals – favourites such as Spaghetti Bolognese, Shepherd’s Pie, and Chicken Curry. In an innovative culinary twist, 40% of the meat content was replaced with nutritious plant-based alternatives like beans, chickpeas, and pulses – with our expert chefs tasked with ensuring the taste wasn’t altered. This had a two-fold effect: it dramatically improved the nutrition and health benefits of the meals but also reduced their carbon footprint. Key results: • 1.9 million reduction in calories across the project, 215,932kg reduction in fat. • 1.39 kgCO2e average saving per portion, good for the planet and for the carbon emissions of Eurest and our client partners. • 2.5g increase in protein per portion.
