In addition to this, the firm looks to provide innovative and sustainable developments which add quality and purpose to their immediate environment. Jaco begins by going into further detail about the areas that the firm specialises in, as well as highlighting some of the projects within their impressive portfolio. “Here at Artisan, we like to consider sites that some other developers may shy away from due to their complexity – such as those including important listed buildings, brownfield land, or those where the heritage of the site is of particu- lar importance. We will always look to retain as much of this heritage as pos- sible, as evidenced by our track record of sites including the New Waverley development – where we built a completely new structure behind the façade of one of the beautiful Royal Mile buildings. Another project of ours includes St Enoch Quarter in Glasgow, where we are looking to begin construction of two new hotels incorporating the existing Grade-A listed Custom House.” When discussing the clients that the team at Artisan serves, Jaco informs us of how the firm considers all stakeholders – from their own stakeholders to the councillors and local community groups where they operate – to be their clients. “As inner-city developers a key characteristic of our developments will always be their proximity to public transport. We create accessible developments that integrate with existing communities thereby minimising the impact on traffic and transport. All of our developments are within 100 metres of public transport, and within 10 minutes’ walk of major transport hubs. Low carbon alternatives have become our default position as we increase cycle storage, reduce traditional car parking, provide for car clubs and introduce electric charging points in all designs.” Bringing the interview to a close, Jaco reflects on the qualities the firm possesses which has enabled them to become a niche provider of property investment and development advisory services within such a short space of time. “Overall, our firm’s success is driven by our team, where we have combined a wealth of experience with a creative energy and passion for real estate. Also, we seek out best-of-breed service providers in the cities that we operate that share our core values and focus on quality, professionalism and flexibility to ensure that our end product is always delivered to the highest standard.” Moving forward, although the team face both political and related economic uncertainty in the UK as we head into 2019 due to the impact that Brexit may (or may not) have on the construction costs for their developments, as well as the sales values that may be achievable on exit, is something they will contin- ue to monitor closely when assessing potential acquisitions, as Jaco explains. “With uncertainty comes opportunity, and the time frames to which we work – typically 3-5 years from acquisition to delivery given that the majority of our projects are purchased pre-planning – allow us to take a longer-term view. Also, we believe that by the time a significant portion of our portfolio reaches the market the uncertainty will have subsided, and in the meantime are looking for exciting development opportunities and to continue to grow our team of people.” Looking ahead to what the future holds, the team at Artisan hope to build on their accomplishments, which includes being selected in the 2018 BUILD Awards as the Most Outstanding Property Company.
