The same can be said with communications between our team members. We strive to focus on clear, accurate and thorough communications within our team. “Also, we encourage our team members to provide their opinions and ideas. While we have many processes and procedures that have been tested and proven to be effective over many years, we do know there is always another way to do things. As such, we are open to listening and discussing ways to make ourselves better. Listening and having an open dialogue is a key to identify problems, and it also allows our team members to feel appreciated and acknowledged, which in turn provides them with the reason to believe they have a career at Taralon Homes and not just a job.” Bringing the interview to a close, Scott reflects on challenges both himself and the team have had to overcome over the years, and how they have strengthened their company values. Also, he provides us with a brief overview of the industry currently. “The Florida housing market is an interesting and challenging market. We deal with hurricanes, labor shortages, material shortages, national builders building lower cost homes to turn through their land purchases, etc. As a custom home builder, we focus on what we do best, finding prime locations for our clients and providing them with unparalleled quality and service. “Our local market has had a few very strong years, and it appears as though the market will be very good for at least another three or four years before returning to a normalized market. Having experienced the previous downturn, we have been very cognizant of not over growing our company, instead we have turned down projects when we thought it would stretch us too thin, and have only hired when we knew for sure we needed to expand our team. We believe staying on course with our plan has helped us stay a leader in quality and customer service, as such, it will be the reason why we will still be around for years to come.” Looking ahead, we ask Scott what the future has in store for the industry, noting on how the market will change over the next 12 months. Also, Scott reveals the future aspirations for Taralon Homes. “The market in our region will hold over the next 12-24 months. Currently, we are in a market with a significant shortage of inventory, however, I believe prices have hit a point where affordability may come into ques- tion. Interest rates, while still historically low, may scare some people out of the market when rates get to 4.5% or 5%, just because the buyer will inherently feel like they missed an opportunity of getting a mortgage at 3.5% just a year ago. Prices of materials should stabilize in the near future, as should labor costs as hurricane rehabilitation projects finalize. With the rising interest rates and lower interest and property tax deduc- tions, I believe the demand may begin to slow in 24 months and allow supply to catch up and create a more balanced market. “As for the future of Taralon Homes, I see the same thing that I see today, us providing the best combination of quality and service that can be offered. Overall, we believe that we do that better than anyone else, as such, we intended to continue to improve each day, so that we can continue to be the best custom home builder in our area.”
