BUILD Q4 2020 2 Welcome to the Q4 issue of BUILD Magazine. As always, we endeavour to be your source for all the latest news and features from across the global construction and property industries. We made it. We’re almost at the end of 2020 - a year that can thoroughly be described as ‘one to remember’. For many, this year has been strange. It’s been a year defined by uncertainty, challenges. Lock-ins, shutdowns…disruption. In every way. Normal has been turned on its head, and we’ve been scrambling to pick up anything familiar as a stop gap. Managing a business in all of this has been a Sisyphean task. Though challenges occur every year, every month, every day, they rarely cause widespread global disruption. Where even authorities are on the back foot and adapting to the latest iterations of best practice. It’s important for us, at the end of this strange year, to look back and be proud of the smallest of achievements. Because achievements were made and are still being made. And that, with all things considered, is a remarkable thing indeed. Wherever you are, and whatever you’ve achieved this year – whatever that may be – be proud of that. Other than that, we hope you all stay safe and well. The team here at BUILD magazine sincerely hope that you enjoy reading this issue. We’ll see you in a couple of months. Have a wonderful end to 2020. Laura Brookes, Senior Editor Phone: +44 (0) 203 920 0082 Email: [email protected] Website: www.build-review.com AI Global Media, Ltd. chneider Electric, the leader in digital transformation of energy management and automation, and Aramco, the world’s pre-eminent integrated energy and chemicals company that drives global commerce and enhances the daily lives of people around the globe, announced they have signed a memorandum of understanding to collaborate on assessing emerging technologies based on the Open-Process Automation Standard (O-PAS). Testing will take place at a new built-for-purpose test bed in the Saudi Schneider Electric Innovation and Research Center in Dhahran Techno Valley, Saudi Arabia. The new facility will test systems for multi-vendor interoperability, cybersecurity and advanced functionality, such as artificial intelligence and advanced analytics, in real-world applications. Technologies from Schneider Electric as well as other automation vendors will be assessed on how well various solutions work together to produce the high value expected for next-generation industrial automation. Engagement of academia, third-party suppliers and other owners and operators will be explored under this agreement to benefit Aramco and the automation industry in the Middle East. “Schneider Electric has a long history of innovation and driving open industrial automation,” said Nathalie Marcotte, president, Process Automation, Schneider Electric. “Legacy systems have served us well and advanced us this far but now the time is right to accelerate the digital transformation of industry by taking a new approach to industrial automation with secure interoperable technologies. Aramco and other owners and operators around the globe are looking for ways to optimise their CAPEX and OPEX spend, while making step change improvements in their operational efficiencies and carbon footprint. Standards like O-PAS and IEC 61499 will ensure systems are interoperable, portable, scalable, future proof and intrinsically cybersecure. Emerging automation technologies based on these standards promise to improve uptime, add agility, enhance cybersecurity and Schneider Electric and Aramco to collaborate on O-PAS™ automation test bed. Intrinsically cybersecure, interoperable automation technologies expected to bring step change improvements in operational flexibility, sustainability and efficiency. S Next-Generation Industrial Automation enable new operational models at a much-reduced total cost of ownership.” Local and Global The new test bed is part of Schneider Electric’s ongoing commitment to build and develop local technical capacity close to its customers and supports Aramco’s ambitious In-Kingdom Total Value Add (IKTVA) initiative. The collaboration will allow Aramco to enhance its local capacity, technical knowledge and digital readiness for Industry 4.0 operational models supported by Schneider Electric’s global expertise and network. “We are pleased to leverage Schneider Electric’s deep domain expertise to explore next-generation industrial automation architectures,” said Ahmad Al Sa’adi, Senior Vice President, Technical Services, Aramco. “Interoperable and portable systems will give us greater freedom to select and integrate the best in class technologies we need to bring step change advancements in our operations and future-proof our industrial automation system.” Digitalisation and Industry 4.0 Under the agreement, Schneider Electric and Aramco will jointly define areas of technical collaboration to assess and validate multiple emerging technologies and their benefits, explore real world applications and develop a prototype system. Ultimately, both companies will jointly deliver an O-PAS-compatible field-test pilot that depicts a section of an Aramco plant with the goal of advancing its sustainability, digitalisation and operational excellence capabilities. OPAF Schneider Electric and Aramco are both members of The Open Group Open Process Automation™ Forum (OPAF), an international forum of end users, system integrators, suppliers, academia, and standards organisations who are working together to develop the specifications for utilising open process automation technology in next generation process control systems. Schneider Electric has taken a leadership position in working with other members of OPAF to define the O-PAS Standard. Once fully defined, O-PAS will allow for construction of safe, reliable, secure process automation systems that are scalable from very small to very large, which do not require system shutdown to perform updates and extensions, and which can be applied to existing systems and to new construction.

The team at Cavendish Bespoke work tirelessly to deliver on the firm’s mission of taking a client’s imagination on a journey far beyond their own expectations every single day. Working closely alongside a private client is one of the most vital and important aspects to the creation of a home that is perfect in the client’s eyes. The firm’s design team will happily guide the client through the design process to make sure that every detail is considered and understood to its fullest extent. With the assistance procured by the various teams of architects, planning consultants, and interior designers, Cavendish Bespoke will work to create a series of detailed planning drawings and specifications for the client’s approval. From there, the entire team at Cavendish Bespoke will continue to work unwaveringly with the client throughout the remainder of the process to ensure that they are completely satisfied with every aspect of the design process. Once the client is fully happy and totally satisfied with the design drawings and specifications, Cavendish Bespoke then takes control of the submission of those drawings to the local planning authority, alongside all necessary reports and surveys required. In order to ensure that the client has a truly stress-free experience and can enjoy the process rather than worry about it, Cavendish Bespoke will also submit and manage the planning process on the client’s behalf to ensure the best outcome possible, but always keeping the client fully updated and involved. That commitment to excellence does not just extend to the pre-construction phase of the project from Cavendish Bespoke. Instead, the firm promises that it will not contract out the building of the client’s prestigious residence. There is a reason that the client has chosen to partner with Cavendish Bespoke, and that is not so that the firm can then hand off the building to another firm who may not share the emphasis on luxury that Cavendish Bespoke does. Using highly skilled and experienced teams who know what it is to build luxurious residences, the firm will personally oversee the delivery of the client’s dream home. Private clients are also kept constantly informed of progress on their dream home throughout the building process. Once construction has been completed, this dream home is handed over to the client by the Cavendish Bespoke team, and all details and intricacies of the property are demonstrated, showcased and explained, and the keys and final occupation is handed over to the client. However, this symbolic act does not mean that the service ends with Cavendish Bespoke. Should a client require the expertise of the team in some way outside of the office hours, or the construction time allotted for the building of the property, Cavendish Bespoke will always aim to be available. It is committed to ensuring that, following completion, the client continues to receive the best possible after-care service whereby any problems or concerns are dealt with both promptly and properly. Cavendish Bespoke also arranges for a member of staff to visit the property every six months for the next two years to carry out detailed inspections and ensure any snagging problems that might occur after completion are picked up and dealt with immediately to the client’s complete satisfaction. BUILD Q4 2020 10 Mar20312 urenscape is a hybrid in every sense of the world. The company’s name derives from three words from two different languages. In Chinese, “Tu” means land, “Ren” means people and “Scape” which means an extensive view in English. Much as the firm combines different languages, it combines the needs of nature and the needs of people. The whole is greater than the sum of its parts. The ability to combine the needs of man and the needs of nature is what sets Turenscape apart from its competitors. Under the sage leadership of Dr Kongjian Yu, a team of over six hundred professionals have been brought together to explore how humanity can interact with the world at large. They have proven themselves to be incredibly accomplished across the architectural playing field, focusing on providing quality services in Architecture, Landscape architecture, Urban planning and design and Environmental design. The team has been able to take a holistic approach that enhances all of their work moving forward. With so much skill under one roof, it’s little surprise that the team at Turenscape have been able to have a major impact on the development of China’s architecture from an ecological and design perspective. The team have been involved in over one thousand landscape projects in the country alone, with the influence of the firm spreading up and down the country. More than two hundred cities have been able to benefit from what Turenscape has to offer. Many firms will find themselves deeply involved in complex work that never comes to fruition, but more than six hundred of the projects that the team have developed have been built. A name ubiquitous for high quality work, innovative design and an environmentally sound approach, Turenscape has become a firm of international renown. Many countries teach landscape design and regional planning as separate entities, but as China has gone through a period of significant hypergrowth in the last few decades, the importance of combining the two has never been clearer. Innovative And Environmentally Sound Designs In the last two decades, China has undergone a period of mega-growth. The expansion seen throughout the region is truly incredible. Key to that development have been the team at Turenscape. Led by Kongjian Yu, they have achieved the remarkable and been justly recognised as one of the Leaders in Innovative and Environmentally Friendly Designs, China, 2020. We profile the firm to see how they’ve made such a strong impact. T Instead of approaching all projects from a practical perspective, namely those of economy and engineering, beauty and elegance play an important role in the design ethos of the company. By ensuring the two are connected, Dr Yu’s team will be able to ensure an exceptional balance going forward that will future-proof the city projects that the firm has been working on. As the firm continues to push its impressive conception of what design could be onto the people of China, it’s important to note how Dr Yu has developed a standing amongst mayors on a municipal level. By working with people on a ground level, he and his team have been able to propose their ideas with an eye to real, effective and lasting change. With the toxic state of China’s cities as it goes through immense industrial changes, his stance is one at odds with the way of the world. The image of a green urban infrastructure is not one that can be completed easily, yet it is the direction in which Dr Yu has

11 Q4 2020 BUILD spent years of his life moving towards. He has brought together a large, talented team and worked directly with officials in order to move more clearly towards this goal. His approach to architecture links the city with a redefined role of the landscape as an aspect of design that exists to enhance. One of the projects that Turenscape has focused on, therefore, is what the cities of the future will look like. The aims of these cities are simple: to provide clean water and food to citizens, to regulate the climate, to reduce the chance of disease, floods and drought, to support the natural lifecycle of all living things and to encourage a culture that embraces the importance of sustainable development. This sort of thinking is how Turenscape has found itself at the heart of a revolutionary new approach that could change the way in which China interacts with the environment at large. With many areas at risk of severe flooding, the firm developed sophisticated ‘sponge cities’ which have received official government approval and are now being explored across the country. A sponge city is one that can hold, clean, and drain water in a natural way using an ecological approach. Instead of finding a technological solution, the project revolves around seeing what nature is able to offer. Naturally, in an area of high industrial development, concrete is the order of the day, but the approval that the team have received from different areas demonstrates a desire to see what potential the concept has. In many ways, this would be the highlight of the company’s work, seeing a new way of thinking come to life across the country. With a reputation for innovative and environmentally sound designs, the team at Turenscape are seen as leaders in the field. They’ve had a major impact on the Chinese approach to design, and are likely to see their results influence architects around the world. The holistic approach advocated by Dr Yu is what makes them stand apart, and it is also what places them in good stead for the future. Many companies achieve success by reacting to the needs of today. Turenscape has done so by changing what tomorrow will bring. BUILD Q4 2020 12 Sep20783 enevieve Wells, Founder of Inside Out Your Space, the UK-based interior and exterior home design firm, has covered all corners of the architecture and design sector since she graduated at the Farnham University of Creative Arts. Beginning her career as an interior designer specialising in office, retail and leisure spaces, Genevieve later moved her focus on to residential architecture, taking on the role of technical coordinator for Redrow Homes. Learning and mastering the twin disciplines of interior design and architecture, Genevieve is able to appreciate both the external aesthetics of architecture and the beneficial qualities of internal spaces on a person’s lifestyle. This knowledge, combined with her comprehensive experience in architectural and interior design of retail, commercial and residential properties, set her in good stead when she made the decision to strike out on her own to establish Inside Out Your Space. From modest, single storey extensions, to the creation of open-plan living spaces, to complete refurbishments of larger properties, Inside Out Your Space excels in the renovation and extension of existing homes. With an established reputation as a multi-award-winning firm, Inside Out is dedicated to ‘ transforming lives through design’, offering clients exceptional value for money and working closely with local planning authorities to achieve an excellent success rate with planning applications and building control approval. Combining technical knowledge with exquisite skills in design, Inside Out takes pride in their creative flair, revelling in the opportunity to transform even the most derelict houses into something truly beautiful. Since the company’s inception, Genevieve and Jayson at Inside Out have been specialists in designing homes and properties to suit individual and family needs, the latter being a principal demographic of the company’s clientele in recent years. Genevieve herself is devoted to the family aspects of both her professional and personal lives and for her, a successful project is one that allows families to come together in beautiful homes and make the most of precious time. “I fully believe that the COVID-19 pandemic has been a positive reset for a lot of us,” she says, explaining that, while devastating in so many ways, the lockdown has also proven that it is Living By Design Having transformed the lives of countless clients through architectural and interior design over the years, Inside Out Your Space knows what it takes to create designs that suit individual and family needs. Prior to having a baby, Founder Genevieve Wells was delighted to witness the exponential growth of her independent small business, seeing it take off to become something she would never have dreamed of. Today, however, she is taking back control of the firm and learning to balance her creative ambition with her role as a mother. We spoke to Genevieve about how she is finding balance and simplicity in her professional and personal lives. G possible – even necessary – to better balance our time between our work, passions and families. For fifteen years, Genevieve experienced exponential growth in her career that she had never projected. This exciting phase was followed by something even more exhilarating; the birth of her child, almost a year ago. As she returns to her work following this pause, her approach has very much changed, as her priority has shifted to balancing her role as a mother with pursuing the passion which is her company. Managing this balance has been made easier by following the Japanese art of Ikigai, a concept that means ‘a reason for being’, which is frequently considered a secret to a long and happy life. Ikigai is seen as the convergence of four primary elements; what you love, what the world needs, what you are good at and what you can get paid for. Doing something that fits in all four of these concepts is said to bring fulfilment, happiness and longevity and for Genevieve, has been the key in living a simple but fulfilled life that centres around her family. Having achieved many awards and accolades over the years, Genevieve has now turned her attention to focusing on the contentment of her and her family, confident in the knowledge that with happiness comes success. Now, Inside Out is a small, but nonetheless a professional team of two that is staying true to themselves, embracing simplicity as they make their creative comeback. 13 Q4 2020 BUILD so that on average, property managers serve eight years with the firm the company. This allows for the cultivation of a healthy company culture that is built on respect, commitment and dedication within a team that grows together. Providing 100% financial support for all ongoing professional memberships as well as continual training through on and offsite seminars, attendance at industry conferences, webinars and more, Trust Premier believes in promoting from within and its dedication to the team’s professional development is the proof. Whereas in 2006 the company needed to recruit ‘readymade’ staff who had the skills and capabilities to take Trust Premier off the ground, today the company is looking to recruit more junior members who can grow within the firm itself, learning established methods of success from the company’s strong foundation of staff, whilst staying as knowledgeable as the rest of the company about the continually evolving landscape of property management. Prominent for its challenging nature for the property management sector has been the development of Fire Regulations, which has garnered a great deal of exposure in the national press in recent years. It has, however, helped the firm to keep clients educated about the importance of Health and Safety and Fire Risk, issues which were often neglected in the past with terrible consequences. With new recognition of the importance of these factors and proactive compliance by many of Trust Premier’s clients, the firm is feeling encouraged about the safety of residential blocks across London. Indeed, Trust Premier is feeling confident about the future in a wider context, with many of its new business being generated through word-of-mouth referrals. Therefore, the company will continue to focus its attention on providing its loyal client base with the exceptional standards of service, which the block management sector of London has come to affiliate with this leading firm of property management specialists. Placing a higher priority on quality of management than quantity of property managers, Trust Premier has progressively grown their portfolio in a controlled manner to establish themselves as leading residential property management company of London. rust Premier Property Management is an award-winning firm of FCA certified property managers specialising in the management of long leasehold blocks of flats in London, and acting on behalf of Resident Management Companies (RMC) and Right-to-Manage companies (RTM). Primarily managing blocks of flats in which the residents own a share of the freehold or have acquired the Right to Manage, Trust Premier acts directly for the residents. In 2011, Managing Director, Michael Yun, recognised that these RTM and RMC clients were not having their needs met by the inflexible business models of companies within the London block management sector. This meant that in order to remain profitable despite low management fees, many competitors had to overload their managers. Making the executive decision to put exceptional quality of service as its priority, Trust Premier increased their management charges, reducing the portfolio of managers they worked with but providing a higher standard of service to those clients that also placed a higher priority on the quality of management. This is not to suggest that Trust Premier is unreasonable in its management charges; instead, many of their management fees are offset by the savings clients makes as a result of managers being able to offer more conscientious care and attention on all matters. The company itself stands by a customer service charter that ensures all clients, from property managers to residents, are treated fairly and with respect, are offered efficient, effective and accessible service that is always friendly, polite and sensitive to their needs. Trust Premier guarantees to always be honest, open and accountable for its actions, demonstrate how quickly they work, provide easy to use and useful information for keeping clients informed and up to date, and to take on every bit of feedback they receive. It is the commitment to exceptional client care that has earned the Trust Premier team awards and accolades over the years, as well as their extensive knowledge and understanding of the high emotions and urgency that can often accompany dealing with people’s homes, often their biggest assets. 17 Q4 2020 BUILD It is the awareness of the wider impact of their work and their responsibility to design and create sustainably with a Scandinavian approach that has placed Resonate as a leader of interior architecture in the UK. The firm is now incorporating these values into improving their own workspace, with plans for shared working spaces and the creation of a coffee shop-come-studio hub for their staff, who are currently working remotely as a result of the global pandemic but looking forward to returning to the office environment. While there is no doubt that the way we work will have transformed once the worst of the pandemic blows over, Resonate is certain it will not mean the end of working in offices. Instead, the office space will evolve to be a communal hub that facilitates collaboration, learning and creativity, a concept that will ‘resonate’ with Resonate. Work Family being one of the firm’s key values, each member of the Resonate team is supported and listened to in order to create an environment that truly thrives. Designers are challenged to think outside the box and constantly innovate, to seek out new approaches to design, construction and materials that will contribute to exceptional workspaces with minimal environmental impact. Sharing stories and learning ensures that the team grows together and can rely on one another, as they strive as a united front towards creating personality and heart-space for companies through exceptional workspaces that will not cost planet Earth. As Resonate continues to take on more exciting projects that provide opportunities for the team to push their creative boundaries, developments are also happening within the company itself. As the firm expands, with their responsive, personable and tread lightly ethos constantly in mind, Resonate is looking forward to a long future of creating outstanding workspaces for happy clients. The result is an extensive portfolio of award-winning designs that culminate in productive and harmonious workplaces. Although constantly evolving, the fundamental principles of Resonate have remained consistent throughout eight years of operation: Mindfully Listen, Considered, Crafted, Curated, Work Family, Strive for Success and Tread Lightly. The first of these values goes hand-in-hand with Resonate’s personable service that prioritises the clients, collaborating with them to achieve a bespoke design that is suited to them. Working with a broad range of clients, from landlords and end users to contractors, in workplaces within twenty-two different sectors, Resonate’s small size allows agility and flexibility to create truly unique spaces that work for their clients. The firm has always made a conscientious effort to leave a minimal footprint in each of its projects, a decision which has become even more significant in recent years with growing concerns surrounding the global climate crisis. Therefore, in the summer of 2019, Resonate made its commitment to treading lightly, stating that at least 75% of their products and materials would be sourced within a 100-mile radius of their projects. In addition, each Resonate design centres around low environmental impact, waste reduction, longevity and flexibility, energy efficiency and the creation of healthy environments. R
